Very spacious 4 bedrooms, and 3.5 bathrooms house located in Gilford NH. Perfect location for all seasons getaway. House offers 2 spacious living rooms, a Family room, a Sunroom , dinning area, updated kitchen with stainless steel appliances. There is a bathroom on each level of the house. Just minutes from Gunstock Ski mountain, Lake Winnipesaukee, Bank of NH Pavilion, Weirs Beach etc.

There is a bedroom on first floor that has a king size bed. There are two bedrooms on second floor, primary bedroom has an attached bathroom, and has one king size bed, and a bunk bed with two twin size beds. Top twin of the bunk bed is only meant for a child and cannot support the weight of an adult. The other bedroom on the second floor has one full size bed, and a twin size trundle under it., trundle is only meant for a child and cannot support the weight of an adult. There is another bedroom on the lower level that has one king size bed, this bedroom also has a sliding door that leads to the lower driveway. In addition there are two queen size sleeper sofas on the lower level. If you wish to use both sleeper sofas you will need to move one of the sleeper sofa to other part of the room for both of them to open for sleeping. If you moved the sleeper sofa for sleeping please be sure to put the back in the same position they were at the time of your check-in.

Bedroom 2 is in the lower level(Basement). This room has its own heater and AC with its own temperature control for the room. This room also has a sliding door that leads to the lower driveway.
Bedroom 3
1 king bed, 1 bunk bed
This room is on the second floor. It has one king size bed, and a bunk bed with twin over twin. This rooms also has an attached bathroom, and a balcony overlooking Gunstock ski mountain. This room has heater and AC with its own temperature control.
Bedroom 4
1 bunk bed
This room is on the second floor. It has a bunk bed with Full over Full, and a twin trundle under. This room has heater and AC with it's own temperature control.
Basement Living Room
2 rollaway beds
The living room in the basement has Two sleeper sofa that converts into Queen size beds. In order to use both the sofas as beds they require to be moved by the guest, and moved back to it's original position when done. They are heavy and require multiple people to move the sofa.

This house has a long driveway that can easily fit 8 cars or more depending on the size of the cars.
Getting around
House is located in a very nice residential neighborhood on a dead end street. Its great for walking around the neighborhood during day time. It gets very dark with no street lights in the neighborhood. House has a very good size driveway that is on a little slop. Be careful entering and leaving the driveway during winter times.

House Rules
Smoking, vaping, pets, parties, events, loud music are strictly prohibited. Additional charges for cleaning and replacement of damaged items will be applied for any violation of the rules.
The maximum number of adults this house can sleep is 12 adults. Top bed of the bunk bed is only meant for a child and cannot support the weight of an adult. Maximum weight capacity of the top bunk bed is 160 pounds.
All guests should be at least 25 years or older unless accompanied with parents or legal guardian.
Remove footwear in the hallway, no footwear should be worn inside the house pass the front hallway. No footwears allowed in the loft areas.
Fire Place inside the house in both living rooms are not functional, do not use them.
Quite times are from 11:00 PM to 8:00 AM. No outside gathering during quiet hours, please respect the neighbor's privacy.
If you use any of the outdoor games and chairs bring everything back inside the shed after use.
If you use the firepit make sure it is watered down after use. Any damage caused due to improper handling of the firepit will be guests' responsibility and liability. Use the firepit at your own risk.
No food should be eaten in the carpet/rug areas or on the furniture. Guests will be charged for cleaning or replacement fess for any damage or stains to the carpet/rug or furniture that happened during their stay.
Do not leave any trash outside the provided trash cans inside the yellow shed. If your trash does not fit inside the provided trash cans you will need to take the excess trash with you. You will be charged $50 per bag/item left outside the provided trash cans.

Refundable Damage Deposit
A security deposit is required for the stay. Security deposit is due 7 days before the check in date. If there is no damage to the property the security deposit will be returned back with in 7 business days.
Cancellation Policy
Full Refund if canceled before 60 days of check in, 50% refund if canceled 30 days before check in, No refund if canceled with in 7 days of check in.
